A turnkey modular house leaves our factory as finished modules: plasterboard walls painted, flooring and tiles laid, interior doors hung, the electrical panel, lighting and plumbing installed, and the bathroom ready to use. On your plot, anywhere in Europe, our team sets the modules on the foundation, joins them and connects the house — in 5 to 10 working days. There is no second phase of local trades to find and manage.

What a turnkey modular house includes

The listed price is for a finished residential modular house, assembled on your foundation anywhere in Europe. Here is what that covers — and when turnkey is the right choice.

Behind the finished walls, every turnkey residential modular house has the full specification we use across Europe: a 150 × 45 mm timber frame filled with two layers of rock wool plus 100 mm of façade rock wool (250 mm in total), 300 mm of rock wool in the roof, OSB3 bracing and standing-seam steel roof, with 76 mm Salamander PVC windows. Because the modules are closed in the factory, the insulation and vapour barrier are installed and checked indoors, before the interior linings go on.

Compliant with the European Directive 31/2010 (NZEB) and aligned with the French RE 2020 — we supply the thermal documentation your permit file needs.

A turnkey house travels as finished modules by truck — as an oversize convoy where the module size requires it. On site, a crane sets each module on your foundation and our team joins them, closes the connections between modules and hands the house over. Transport is quoted per project: the number of modules your model has, the distance to your address, and the crane time. Depending on where the plot is, we work with you directly from the factory or through an authorised local partner.

The questions we are asked most often about buying a turnkey residential houses in Europe. If yours is not here, write to us — we answer in one working day.

Ask us directly

The house is delivered ready to live in, anywhere in Europe: plasterboard walls and ceilings painted, flooring, bathroom tiles, interior doors, the electrical installation with panel and light fittings, the plumbing installation with sanitary fittings, and a finished exterior with decorative plaster, PVC windows, roofing and terrace. These are completed in our factory. Assembly on your foundation by our team is also included. What remains for you is furnishing the house.

VAT, which depends on your country; the foundation; transport to your plot; crane and unloading on site; connections to water, sewage and electricity; and the building permit file and fees. Every quote we send lists these items separately, with a price for transport and crane based on your address.

5 to 10 working days, depending on the model. The modules arrive finished, so the work on site is setting them on the foundation, joining them and connecting the house to the utilities. Production in the factory runs in parallel with the foundation work on your plot, which is what makes the overall timeline much shorter than a conventional build.

Built area is the outer footprint of the building, measured to the outside face of the walls. Useful area is the floor you actually walk on inside, once the wall thickness is subtracted — and an NZEB wall is thick. Modulo 77 has 77 m² built and 61 m² useful; Zen Trio has 103 m² built and 85 m² useful. Terraces are listed separately and are not counted in either figure.

Modulo Step is designed for exactly that. It starts as a 61 m² one-bedroom house; a second module adds a second bedroom and bathroom and brings it to about 82 m², and a third module adds a third bedroom for a total of 103 m². The house is complete and livable at every stage, so you can start with the first module and add the others when the family or the budget grows.

Yes. Every residential model uses the same shell: walls at U = 0.15 W/(m²K) with 250 mm of rock wool — 100 mm on the façade plus two layers in the frame, a roof at U = 0.13 W/(m²K) with 300 mm of rock wool, and 76 mm Salamander PVC windows with double glazing. That meets the European Directive 31/2010 on nearly zero-energy buildings and is aligned with the French RE 2020.

Transport is quoted per project, based on the number of modules in your model and the distance to your plot. Depending on the country, you work with us directly or through an authorised local partner.

Yes — a residential house on a permanent foundation needs a building permit everywhere in Europe, and the procedure differs from country to country. We are not the ones who file it, but you receive the concept drawings and the thermal and technical documentation your architect or local office needs for the application.
