A permanent house, built with factory precision

Our residential modular houses are main homes, not temporary buildings: an insulated timber frame with rock wool, OSB3 bracing and a sealed vapour barrier, finished outside in decorative plaster and built to the NZEB standard. How much of it is built in the factory depends on the range: turnkey modular houses leave the factory as finished modules, while semi-finished houses are assembled on your plot from wall and roof panels made in our factory. We are the manufacturer, delivering across Europe — you buy a defined model, at a listed price, directly from the factory that builds it.

Two ways to buy a modular house in Europe

Both ranges use the same timber-frame structure and the same NZEB insulation. What differs is how the house is built and where our work stops: turnkey modular houses are completed in the factory as modules, semi-finished houses are assembled on site from factory-made panels and the interior is yours to finish. Unlike our vacation cabins, both residential ranges cover every size — so the choice is about budget and involvement, not about square metres.

Timber frame houses, built to NZEB.

Every residential modular house uses our heaviest build specification: 100 mm of façade rock wool plus two layers of rock wool (100 + 50 mm) inside a 150 × 45 mm timber frame — 250 mm in the walls, 300 mm of rock wool in the roof, OSB3 bracing, an anti-condensation membrane and standing-seam steel roof. Outside, decorative plaster; in the openings, 76 mm Salamander PVC windows with five chambers and 24 mm double glazing.

Compliant with the European Directive 31/2010 on the energy performance of buildings (NZEB) and aligned with the French RE 2020 — the documentation you need for a permit anywhere in the EU.

A turnkey home travels as finished modules by truck — as an oversize convoy where the module size requires it — and a semi-finished house as wall and roof panels, palletised on trucks. Both are assembled by our own team on the foundation you have prepared. We quote transport per project rather than hiding it in a round number: the number of trucks your model needs, the distance to your address, and the unloading on site — a crane for turnkey modules, a forklift for semi-finished panels. Depending on where the plot is, we work with you directly from the factory or through an authorised local partner.

Yes. Our residential modular houses are built for year-round living and sit on a permanent foundation, like any other home. The structure is an insulated timber frame with 100 mm of façade rock wool plus two layers of rock wool in the frame, 250 mm in the walls (U = 0.15 W/(m²K), R = 6.75) and 300 mm in the roof (U = 0.13 W/(m²K), R = 7.714), built to the NZEB standard under the European Directive 31/2010 and aligned with the French RE 2020. What is different is how much is built indoors: a turnkey home is completed in our factory as modules, while a semi-finished house is assembled on your plot from panels produced in our factory.

A turnkey house arrives ready to live in: plasterboard walls painted, flooring, tiles, interior doors, the electrical panel and lighting, and a working bathroom. A semi-finished house is assembled on your plot from factory-made panels and handed over closed and weathertight, with the exterior fully finished — decorative plaster, windows, roofing and terraces — and the structure insulated to NZEB, while the interior stays at vapour-barrier level for you to complete. Both ranges cover every size, from about 43 to 127 m². On comparable sizes, semi-finished starts about a quarter lower: Modulo 79 (79.6 m²) costs €70,819, the turnkey Modulo 77 (77 m²) €91,876, VAT excluded.

Built area is the outer footprint of the building, measured to the outside face of the walls. Useful area is the floor you actually walk on inside, once the wall thickness is subtracted — and an NZEB wall is thick, so the difference is real. Modulo 77, for example, has 77 m² built and 61 m² of useful floor; Zen Trio has 103 m² built and 85 m² useful. Terraces are listed separately and are not counted in either figure.

Yes. We sell and deliver modular houses and prefab homes to more than 40 European countries, and our residential portfolio already includes houses in France, Ireland and Germany. Transport is quoted per project, based on the number of trucks your model requires and the distance to your plot. Depending on the country, you work with us directly or through an authorised local partner.

Listed prices do not include VAT, the foundation, connections to water, sewage and electricity, transport to your plot, and unloading on site — a crane for turnkey modules, a forklift for the palletised semi-finished panels. For semi-finished models, interior linings, installations, interior doors and the scaffolding for the exterior finishes are also excluded. Assembly by our team is included in both ranges. Every quote we send lists the excluded items separately.

A concrete slab, concrete pillars or metal ground screws — the choice depends on your soil, the slope of the plot and local rules. The foundation is built on your plot by a local contractor while your house is being produced in the factory, and we send the loads and dimensions it has to meet.

Yes — a residential modular house is a permanent building and needs a building permit like any other. The rules differ from one country, region and municipality to another, so the file is prepared locally. We supply the technical documentation of the model — plans, dimensions, loads, structure and thermal performance — so that you or your local architect can file the application.

It depends on the range. Turnkey homes arrive as finished modules and only need joining and connecting: our team completes them on your foundation in 5 to 10 working days. Semi-finished houses are built on site from factory-made panels, so assembly takes 10 to 30 working days, depending on the model. In both cases, production in the factory runs in parallel with the foundation work on your plot, which is what makes the overall timeline much shorter than a conventional build.
